Responsibilities
- Liaise, coordinate and manage Tenant Fit Out Work especially on M&E and technical related matters including monitoring the progress of the fit-out and reinstatement works to ensure the work complies with both the landlord's and statutory requirements.
- Liaise and coordinate with office and retail tenants on operational matters i,e (Approval to carry repair work in their premises, other operational issue including approval on various work that are carry out by the tenants or their contractors on ad-hoc basis, License Agreement, Acknowledgement letter)
- Liaise with various Internet service provider and Telcos engaged by tenants for approval to carry out work in City Link Mall and One Raffles Link
- To attend to emergency breakdowns and incidents both during normal office hours and after normal hours
- Conduct routine M&E and building maintenance inspections.
- Manage and liaise with landlord appointed’ s contractors and ensure that all servicing of M&E related equipment (e.g. ACMV, BMS, Electrical, Security System, Fire Protection, Lifts, Escalator, building services, Sanitary and Plumbing) in the building are properly carry out and maintain as per servicing schedule and contractual obligation
- Liaise with in-house M&E appointed contractor closely on any rectification and repair works
- Lead a team of technicians on operational matters and repair works
- Assist in Annual Normal and Emergency Electrical Shut down for servicing of electrical board with in-house M&E vendor before liaising and coordinating the shutdown with the office and retail tenants.
- Assist any other building related major activities
- Liaise closely with Building Team for day-to-day operation
- Assist Leasing to obtain quotes for tenancy alteration works i.e reinstatement, inter-tenancy wall, shopfront installation, Elect upgrading etc
- Drafting and preparation of tender documents till the completion of the whole tender process
- Prepare and verify monthly tenant’s energy extension billing and air-con extension requested by tenant including submission of Chilled Water billing to Finance monthly
- Assist in co-ordinating projects/works including obtaining quotes.

Assist preparation for any audits (eg.
Health & Safety, ISO related) both in documentation and on site.
This must be ongoing and all-year readiness.

Any other duties assigned by immediate superiors and the Management from time to time.
