Join the Expansion Team

Develop, execute and manage business development projects leading to a profitable and sustainable growth for Decathlon in a dedicated area.

Responsibility 1: Develop Local Strategy

• Defines the Decathlon and other format development vision and strategy for the territory to increase market share as part of the local Decathlon omni-ecosystem.
  
  

• Bases the strategy on:

• Market data including macroeconomic indicators
• Traffic and geo-marketing analysis
• Omni-channel sales performance data
• Competition and omni-commerce mapping
• Designs a multi-channel network and implements development solutions (e.g. lockers, shops, digital tools).
  
  
• Ensures alignment with the Country Project.
  
  

Responsibility 2: Develop and Execute Projects

New Real Estate Openings

• Leads the development and execution of Decathlon real estate opening projects:

• Identifies and evaluates potential sites

• Assesses project feasibility and execution methods
• Initiates and validates technical, sustainable, and financial project details
• Prepares and approves project studies
• Negotiates purchase or rental contracts
• Coordinates legal due diligence and permitting processes
• Monitors budgets and addresses cost overruns
• Oversees construction and handover to the retail team

Relocations

• Identifies relocation opportunities for existing non-vision sites:
• Conducts comparative analyses (e.g. footfall, revenue and profit potential, store layouts
• Performs cost-benefit analyses comparing current and potential sites

Stakeholder Engagement

• Builds and maintains strong relationships with:
• Local administrative and political stakeholders
• External governmental and sport-related organizations
• Acts as a local ambassador for Decathlon, advocating on sport-related topics
• Supports internal stakeholders on physical partnerships and new business initiatives:
• Manages negotiations and project execution
• Leads partnership development with property investors to enable new shops or business formats

Responsibility 3: Real Estate Portfolio Management

• Monitors and reviews revenues and costs vs.
  
  budget/forecast during the first year post-opening.
  
  
• Identifies and executes real estate and store optimization initiatives:
• Downsizing or enlarging stores
• Improving operational efficiency
• Investing in green building initiatives
• In line with Asset Manager guidelines, ensures land commercialization through:
  -Land sales
• Leasing of vacant premises (resulting from downsizing or other developments)

Requirements

• Experience: 5 to 10 years of proven experience in business development and expansion, preferably within the real estate or retail property sector.
  
  

• Industry Knowledge: Strong understanding of basic construction principles and legal aspects related to property development and leasing.
  
  

• Network: Established and well-maintained contacts with key local mall operators such as CapitaLand, Frasers Property, and other major stakeholders.
  
  
• Language Skills: Fluency in Mandarin is mandatory, both spoken and written, to effectively communicate with partners and stakeholders.
  
  

Hard Skills:

• Expertise in negotiation and deal-closing with multiple stakeholders.
  
  
• Ability to craft clear, strategic vision documents and proposals.
  
  
• In-depth market trends analysis to identify growth opportunities and mitigate risks.
  
  
• Proven project management skills, managing multiple projects concurrently.
  
  
• Strong capability in developing and implementing business development strategies.
  
  
• Experience in managing real estate portfolios and optimizing asset utilization.
  
  
• Proficiency in data analytics to support evidence-based decision-making.
  
  
• Sound knowledge of contractual processes and legal documentation related to leasing and development agreements.
